A dental or medical suite needs plumbing to each operatory, dedicated power for equipment, lead-lined walls where imaging is involved, an accessible route from the parking stall to the exam room, and a waiting area that does not put patients in a corridor. Almost none of that exists in a standard office suite.
The result is that a landlord quoting you a market office rate is usually quoting a shell, and the build-out is where the deal is actually decided. We price the all-in number, including what the improvements cost and who pays for them.
A suite that works on paper can fail on parking, and that is a lease clause rather than a floor plan question.

Medical and dental clusters in the valley sit around the hospital campuses and along the Fort Union, Murray, and Cottonwood corridors, which is where our office record is concentrated. The firm closed 71 office leases under the CRE Specialists name, 2017 through July 2026.

What we have available now
Suite 100 at the Union Park Medical Building in Sandy, 4,400 SF in partial shell condition and able to be demised. The building went up in 2020 and the co-tenant is a plastic surgery center, so the shell is already sized for practice use rather than needing to be argued into it. Covered parking, and minutes from The Shops at Fort Union.
That is one suite, not a portfolio. When the medical inventory is thin we say so rather than padding the page, and the search still runs through buildings other brokers control.

What does medical office build-out cost in Salt Lake City?
It depends entirely on how much plumbing and power the suite needs, so a general figure would mislead you. What we can do before you sign anything is walk the space with a contractor, get a real number, and negotiate how much of it the landlord carries as a tenant improvement allowance.
Do you lease dental suites as well as medical?
Yes. Dental is the more demanding build-out of the two because every operatory needs plumbing and vacuum, which narrows the buildings worth touring. That narrowing is most of the value of having a broker on it.
