Actual asks and actual signed deals at the size of your building and in your submarket, pulled from our own closed files. Most of our transactions close with undisclosed pricing, so those numbers sit in our files and nowhere a competitor can pull them.

Activity reporting

Written updates every time something moves. Tours, inquiries, feedback, offers. When the feedback says the rate is wrong, we tell you that instead of waiting you out.

Where your building gets seen

Every listing goes up with paid premium placement on LoopNet and Crexi, on CoStar, and on this site. Signage goes on the building. An email blast goes to the brokerage community the week it lists, and again whenever the space or the rate changes.

We also work an internal database of buyers and tenants who are in the market right now, built from the calls this office takes every week. Some weeks that list moves a building before the syndication has finished indexing.

None of it is a template. We look at who owns the building and who belongs in it before we talk about rate, and the plan you read is written for your property. We are a young firm and we spend heavily on marketing, which is why a 3,000 SF suite here gets the same channel list as a 100,000 SF building.

The size range we live in

Half our leases are under 2,090 SF and the largest ran 195,251 SF, counted across our own closed deal record through July 2026, which includes deals this roster closed at prior firms. If you own a multi-tenant building with small suites, that size range is where we spend most of our week.

What happens if it does not lease

Every listing eventually has this conversation and most brokers wait for the owner to start it. We bring it to you: the tour count, what the feedback actually said, and a recommendation, which is usually a rate change, a concession, or a different tenant profile than the one we started with. You decide what to do. We do not run out the listing term hoping it fixes itself.
